Jacobus Recourt Makelaars works for professional clients, each with their own income standard. The most common standard is that your gross monthly income should be at least equal to 3 to 4 times the rent.
Are you an employee? Then you should provide the following information:
- Copy of your passport (make a secure copy and cover your Citizen Service Number yourself)
- Employer statement
- 3 recent pay slips
- 3 bank statements of latest salary deposits
- Landlord statement from your current property
The above documents should NOT be older than 3 months.
If you are self-employed, different income calculations apply. As a self-employed person, you must provide a complete balance sheet for the past two years, drawn up by an accountant or administrative office, as well as a recent extract from the Chamber of Commerce and an income tax return for the past two years. An additional deposit may also be required.
Additional income:
If you receive alimony and/or child support, we would like to receive a copy of the covenant.
If you have personal assets that should be included in the income standard, please submit a copy of the bank statement.
Are you retired?
- Copy AOW strip
- Copy of recent pension slip
- 1 recent deposit
Any payment obligations (such as alimony, personal loans, etc.) are deducted from income.
Additional income from overtime may possibly be included if it forms a structural part of the annual income.
If there are proceeds from the sale of your own home, a copy of the annual mortgage statement and a copy of the purchase agreement should be attached.
If you do not meet the above requirements, we always try to look at other solutions so that we can still help you find a suitable home.
Other conditions
- Leases are entered into for a minimum of 1 year.
- When concluding a rental agreement, Jacobus Recourt Makelaars requires at least 1 month's rent as a deposit.
- Part of reviewing your documents is performing a credit check. This check looks at your payment history, and is part of a financial risk.
- For housing below €710, a housing permit must be applied for with the municipality of The Hague.
Forgery:
If an interested party provides falsified documents to qualify for a rental property, Jacobus Recourt Makelaars is forced to report to the police for forgery (Article 225 of the Penal Code).
Registration rejection:
We reserve the right to reject the application for rental accommodation without further explanation.
